OTs often develop comfortable working relationships with builders. That familiarity is valuable — but it can obscure risks that independent oversight is specifically designed to catch.
Without independent review, builder quotes often reinterpret the OT's specification — sometimes unknowingly. The result is a build that doesn't fully meet the participant's clinical needs.
NDIA reviewers look for specific language and evidence in BWPM documentation. Incomplete submissions are a leading cause of delays — and they reflect on the entire project team.
Once a client enters the construction phase, many OTs have little insight into what's happening on site. If something goes wrong, you're often the first person the participant calls.
When a builder and participant disagree, or a project stalls, the OT is often contacted first — even though resolving construction disputes isn't your role. NDBS is the accountable party that should always have been there.
NDBS operates as the independent technical layer. You remain the clinical lead. We make sure the construction outcome reflects your assessment — not a builder's interpretation of it.
Contact us early — ideally before quotes are sought. We can support documentation from the outset or step in at any stage.
We review your OT report and specification, identify documentation gaps, and ensure the NDIS submission is structured for approval.
We oversee the builder — checking quotes, supervising milestones, managing variations, and ensuring works comply with NCC, AS 1428.1 and AS 3740.
We keep you informed throughout. At handover, you receive a full compliance record and conduct your final assessment knowing the build is right.
Many OTs and participants don't realise this. The BWPM is not assigned by the NDIA — it's chosen by the participant, just like any other NDIS provider. That choice can be made at the start of a project, or changed mid-way through.
If you have a client in a project where oversight is insufficient or a BWPM is not performing, NDBS can step in. We handle the provider transition on your client's behalf.
